Eureka Farm is decreasing In size. As I mentioned in the previous post we indicated we would be selling 2 properties. The first one has already been listed with L.J. Hooker in St. Helens.

This property is to the west of the first property (26754/1) which we reviewed in the previous post. This land also has a right of way through that property. This property is approximately 22 Ha not counting the easement and the proposed boundary adjustment. Approximately 4.5 hectares has been cleared some years ago and a large orchard has been established on 2 hectares. This orchard was established here as it is frost free and we have had success growing apricots due to its favourable micro climate.

There is some infrastructure on this land including roads to the top of the property leading thence to the State Forest.  We also have a 45,000 litre concrete tank at the top of our property which in the past  has been supplied with water from our dam and was used for irrigation. For that reason there is a 2 inch supply line to that tank which goes through the property. ( roughly parallel to the road along the eastern side of the orchard)  We will no longer need this facility as we are down sizing and the new owners may want to use it for fire protection.

This property has so  many building sites on it.  We did not develop it with that in mind and in many places the old growth forests whilst they give you great privacy they do block the view from ground level. The orchard or the ground above it still has views and is large enough that house sites could be quickly established. 

There is no power or water on the site. However the access road gives the owner the right to water access from the Tasman Highway and power goes as far as the main easement. 

As both properties are being sold at the same time a prospective buyer might want them both .
